A spacious family villa a short drive from the corniche, a majlis that has hosted decades of gatherings, paint lifting at the foot of the walls, rust stains on a terrace soffit and air conditioning fighting the humidity every summer: a step-by-step guide to villa renovation in Jeddah, from the first damp and salt survey and Balady permit to the majlis, kitchens, bathrooms, cooling, facade and handover.
Many of Jeddah's family villas now reach the age of a full renovation. Homes in Al Hamra, Al Rawdah, Al Zahra, Al Naeem and the established districts sit on generous plots with spacious rooms, while their services, finishes and layouts reflect the way families lived when they were built. Jeddah adds a challenge of its own: heat, humidity and salt air along the coast, and raised groundwater in parts of the city, work steadily on concrete, steel, plaster and joinery over the years.
A well-planned renovation deals with those hidden causes first, then renews everything the family sees and uses. The steps below follow the order our designers and engineers work through on a Jeddah villa, with the permits, climate details and Hijazi craft that shape each stage.
1. Set the Purpose and the Depth
Every renovation starts with a clear purpose. Some families need room for married children returning home, some want a larger majlis or a terrace for gatherings by the sea, and others want a villa that stays dry, cool and quiet through the humid summer. Naming the goal sets the depth: a cosmetic renewal of finishes, joinery and lighting inside the existing plan, a layout renovation that moves walls and rooms, or a full renewal with new services, waterproofing, concrete repairs, an annex and a new facade.
2. Survey for Damp, Salt and Corrosion
A survey of an older Jeddah villa goes deeper than one inland. Alongside comparing the house with its building permit and approved drawings, our team takes moisture readings at the base of ground-floor walls, checks floors and any basement for rising damp, and looks for salt bloom, blistered plaster and paint lifting low on the walls. Studies of Jeddah's groundwater have linked its rise in parts of the city to water imported through desalination, leaking supply pipes and older drainage, with sulfate and chloride salts that threaten foundations and slabs.
Above ground, the survey checks balconies, terrace soffits, columns and parapets for rust staining, cracking and spalling concrete, the signs of corroding reinforcement, alongside the roof waterproofing, the water tanks and pumps, the electrical board and the age of the air conditioning. Opening a few test areas in wet rooms and ceilings reveals hidden leaks before the budget takes shape, and any additions built outside a permit need their status corrected through Balady before modification work moves forward.
3. Choose the Balady Permit Route
The scope decides the permit. Repairs that return the villa to its previous good condition, such as renewed waterproofing, concrete repairs and replaced finishes and services within the existing structure, use Balady's building restoration permit, which requires a valid building permit and a contract with a licensed engineering office, and Balady lists it at one to ten days. Changes to the building itself, such as adding a floor or removing or rebuilding a rooftop annex, use Balady's service for adding and modifying building components under the same conditions. Compound and gated-community villas add their management's approval for external works.
4. Treat the Structure and Stop the Water
Concrete repairs come before any finish. Our engineers break out damaged concrete, clean or replace the corroded reinforcement, treat it with a corrosion inhibitor and rebuild the section in polymer-modified repair mortar, then seal exposed concrete facing the sea with a protective coating. At ground level, a damp-proofing treatment at the base of the walls, tanking to any basement, improved site drainage away from the house and salt-resistant renders keep groundwater and salts out of the new interior.
The roof takes a new waterproofing membrane with insulation above, and every wet room and terrace receives fresh waterproofing with a 24 to 48-hour flood test before screeds and tiles go down. Renewing supply pipes in PPR and replacing old drainage removes two of the sources that feed damp in the first place.
5. Renew the Majlis and Reception Wing
The majlis carries the hospitality of a Jeddah home, and renovation is the moment to give it the scale and finish it deserves. Many families move the men's majlis into a garden annex with its own entrance, washroom and coffee pantry, while the ladies' majlis takes a refreshed room inside the house. Perimeter seating along three walls, a feature wall in carved timber or book-matched marble, a timber lattice screen inspired by the rawasheen of Al-Balad, a coffered ceiling with concealed coves and a chandelier sized to the room bring formality and a distinctly Hijazi character. Our collection of men's majlis ideas offers further inspiration for seating, ceilings and lighting.
6. Open the Family Rooms to the Terrace
Older Jeddah villas often divide family life into a formal living room, a family room and a closed dining room, with small windows facing the garden. Combining the family room and dining area, opening them to a show kitchen and widening the glazed doors onto a deep shaded terrace creates the gathering room families now ask for, with a breezy, light palette of limestone, white oak, linen and soft sand and sea tones.
7. Rebuild the Kitchens
Large Jeddah households usually keep two kitchens. The show kitchen gains a stone island, integrated appliances and a coffee station for guests, while the working kitchen behind it handles heavy cooking for Ramadan and family gatherings with a high-extraction hood ducted outside, a large gas hob, a quartz or sintered stone worktop and a walk-in pantry. In Jeddah's humidity, moisture-resistant carcasses, sealed worktop joints and stainless steel hardware keep the joinery sound for years, and the island sits 1100 to 1200 mm from the run behind it.
8. Renew Bedroom Suites and Bathrooms
Merging a secondary bedroom into the principal suite creates a walk-in dressing room and a larger bathroom, while other bedrooms gain full-height wardrobes and en-suites rebuilt in porcelain slab or marble with wall-hung vanities, frameless glass and linear drains. Extract fans ducted outside, moisture-resistant ceiling boards and anti-mould finishes protect every bathroom from humidity, and our luxury bathroom design service plans layouts, stone and fittings for each suite.
9. Upgrade Cooling, Dehumidification and Power
In Jeddah, the air conditioning manages humidity as much as heat. New ducted split or VRF systems with dehumidification, sized for summer peaks and zoned for the majlis, family and bedroom wings, keep rooms comfortable and protect joinery, upholstery and art from mould and movement. Insulation above the top-floor ceilings, laminated double glazing in thermally broken frames and shading on west-facing rooms reduce the load.
Rewiring to a distribution board sized for modern loads, new water tanks and pumps, and a smart home system for lighting, blinds and climate complete the services. The Saudi Electricity Company approves any added load before the new supply goes live, with the engineering office preparing the load calculation alongside the design.
10. Refresh the Facade for the Coast
A renewed interior deserves a refreshed exterior built for salt air. Limestone or GRC cladding, a breathable mineral or elastomeric coating over repaired concrete, timber or aluminium screens inspired by the rawasheen across upper windows, a new entrance canopy and upgraded boundary walls and gates lift the villa from the street. Railings, fixings and outdoor fittings in marine-grade 316 stainless steel or powder-coated aluminium resist corrosion close to the sea.
11. Plan the Programme Around the Seasons
A cosmetic renewal of selected rooms typically runs two to three months on site, a layout renovation four to six months and a full renewal with concrete repairs, new services and a facade seven to ten months, with design and permits adding eight to twelve weeks beforehand. Saudi Arabia's ban on outdoor work under direct sun between 12 pm and 3 pm, from 15 June to 15 September, moves facade and roof work to the morning and evening, and coatings and renders cure best outside the most humid weeks.
Most families move out for a full renovation, while larger villas sometimes renovate in phases. Holding a contingency of 10 to 15 percent covers the findings that older coastal villas reveal once plaster comes off and floors open, and a terrace with shaded seating, an outdoor majlis, planting on drip irrigation and low-level lighting completes the home for the cooler months.

Villa Renovation in Jeddah: Frequently Asked Questions
Do I need a permit to renovate my villa in Jeddah?
Yes. Repairs that return the villa to its previous good condition use Balady's building restoration permit, while changes to building components such as adding a floor or a rooftop annex use Balady's modification service. Both require a valid building permit and a contract with a licensed engineering office.
Why do Jeddah villas suffer from damp?
Humidity, salt air and raised groundwater in parts of the city, linked by studies to imported water, leaking pipes and older drainage, bring moisture and salts into walls and slabs. A survey with moisture readings identifies the cause before any finish goes back on.
How do you repair corroded concrete in a coastal villa?
Engineers break out the damaged concrete, clean or replace and treat the corroded reinforcement, rebuild the section in polymer-modified repair mortar and seal exposed surfaces facing the sea with a protective coating.
Which materials suit a renovated villa in Jeddah?
Moisture-resistant joinery and ceiling boards, honed marble, limestone and porcelain, marine-grade 316 stainless steel and powder-coated aluminium outdoors, and breathable coatings over repaired concrete.
How long does a villa renovation take in Jeddah?
A cosmetic renewal usually takes two to three months on site, a layout renovation four to six months and a full renewal with concrete repairs seven to ten months, plus eight to twelve weeks for design and permits.
