5. Decode the Fee Model

When you walk through a finished room, study the joints before the furniture. In the bedroom above, fluted panelling in warm white frames an arched upholstered headboard wall. Each flute has to meet the panel edges, skirting line and ceiling at a true right angle, with shadow gaps held to a consistent few millimetres. Supply chains shape the calendar as much as the site does. Italian marble, European lighting, bespoke upholstery and imported joinery hardware often need two to four months from order to delivery, with sea freight and customs clearance on top of production. In the bedroom above, charcoal wall panels threaded with fine brass inlay and concealed LED meet white veined marble floors and mirrored panels backed with marble. Ask whether the firm will take you to choose stone slabs at the yard and to see fabrics, lighting and hardware in person. Find out how many projects each person carries at once, how often they will be on site during the busiest phases, and how progress will reach you.
