Luxury Duplex Interior Design in Dubai: The Art of Living on Two Levels

A duplex gives you something almost nothing else in a Dubai tower can — vertical drama. Double-height glazing that frames the Burj Khalifa from sofa level and again from the mezzanine. A staircase that behaves like sculpture. An entire floor you can hand over to sleep and silence while the level below stays devoted to the theatre of hosting. Our designers have shaped duplex interiors across Downtown Dubai, Dubai Marina, Palm Jumeirah, and Bluewaters for over a decade, and the brief is always the same at its core: make two floors read as one composition, and make every centimetre of that soaring volume earn its keep.

The city's duplex stock has never been finer. One Za'abeel, IL Primo, Address Residences, Como on the Palm, Marina Gate — developers now hand over shells with five- and six-metre ceiling heights, full-height curtain walls, and internal staircases waiting to be reimagined. What arrives as a developer-standard interior, however, rarely deserves the address. The stair is often a steel-and-glass afterthought. The double-height wall sits blank, a vast plane of paint with nothing to say. Lighting stops at recessed downlights, which flatten exactly the volume you paid a premium to own. Turning that shell into a residence worthy of its skyline is precise, technical, deeply pleasurable work — and it is the subject of this article.

1- The double-height living room: composing for volume

Every luxury duplex interior design in Dubai begins with the void — the double-height living space that defines the typology. Volume is a privilege and a problem in equal measure. Furnish it as you would a standard apartment and the room swallows the furniture; the sofa looks marooned, the art looks like a postage stamp.

Our approach is to design in registers, the way a classical façade stacks its orders. The lower register — the first 2.7 metres — carries the human-scale layer: deep-seated sofas in bouclé or hand-loomed linen, a pair of Gio Ponti-inspired armchairs, a coffee table cut from a single slab of Patagonia quartzite. The middle register belongs to the feature wall, and here we spend real money on real material — book-matched Calacatta Viola rising six metres in a continuous vein pattern, or fluted Canaletto walnut panelling with brushed-brass reveals, or a bas-relief plaster commission executed in stucco lucido. The upper register is light and air: a cascading chandelier, often Murano glass or a custom brass-and-alabaster piece, dropped through the void so it reads from both floors.

Case in point: in a recent Downtown duplex, we ran a nine-metre wall of honed Travertino Romano behind the staircase, lit by a concealed cove at each floor plate. The stone does the talking on both levels; the chandelier — forty-two hand-blown glass petals — occupies the void without crowding it. The room needs nothing else.

Scale rules the art programme too. A double-height wall demands canvases of two metres and up, or a gallery-hung salon arrangement that climbs deliberately with the stair. We commission pieces for these walls the way one commissions the marble — early, and to measure.

2- The staircase as the residence's signature

Ask our design team the single element that decides whether a duplex feels bespoke or built-to-sell, and the answer is unanimous: the stair. It is the one moment of pure architecture inside the apartment, visible from nearly everywhere, used a hundred times a day.

We design staircases as freestanding objects. A helical stair in cast terrazzo with a bronze handrail, its underside finished as carefully as its treads. Floating oak treads cantilevered from a structural spine wall, with a full-height rift-cut oak screen doubling as balustrade and library. Book-matched marble treads — Statuario, ideally, for the drama of its grey veining underfoot — paired with a fluted glass guard that lets light pass while softening the view through it.

The technical side matters as much as the gesture. Dubai towers impose strict rules on structural intervention: the stair opening in the slab is fixed, loads must be verified against the original engineer's drawings, and any modification requires a building NOC and, in most cases, Dubai Municipality approval. Our engineers handle the calculations and approvals in-house, which is why our stairs can float, curve, and cantilever while the paperwork stays impeccable. Acoustic isolation deserves equal attention — a stone stair transmits footfall into the bedroom floor above unless the treads sit on resilient pads and the spine wall is decoupled from the slab. Details like these never appear in the photographs. You feel them every night.

Beneath the stair, we refuse dead space on principle. A duplex in Marina Gate gave us a temperature-controlled wine wall for 340 bottles behind low-iron glass; a Palm Jumeirah project yielded a powder room clad entirely in backlit honey onyx, tucked under the flight like a jewel box.

3- Zoning two floors: the social level and the private level

The genius of the duplex plan is separation. Done properly, the lower floor performs — formal living, dining for twelve, a show kitchen in fumed eucalyptus and brushed stainless, a family majlis with its own entrance sequence for Emirati households — while the upper floor withdraws into quiet: bedrooms, dressing rooms, a study, sometimes a private lounge that belongs to the owners alone.

We treat the two levels as related but distinct atmospheres. Downstairs takes the richer palette — darker timbers, marble, lacquer, statement lighting between 2700 and 3000 kelvin for warmth after sunset. Upstairs lightens: limed oak boards, hand-troweled lime plaster in bone and greige, wool carpets with a 10-millimetre pile in the bedrooms, and lighting that dims to candle-level 2200 kelvin on preset evening scenes. Guests experience the duplex as grand; the family experiences it as calm. Both are true.

The primary suite in a Dubai duplex deserves particular ambition because the upper floor usually holds the best view in the residence. We position the bed to wake facing the Gulf or the fountain, run the dressing room as a proper boutique — glass-fronted wardrobes in sycamore, a central island with leather-lined trays, dedicated watch winders — and finish the bathroom in a single stone story: floor, walls, and carved freestanding tub in the same Bianco Lasa, so the room reads as if hollowed from one block. 4- Light across a six-metre section

Lighting a duplex is a discipline of its own, because the section — that tall vertical cut through the space — is what you are really illuminating. Downlights alone produce a bright floor and a dark, dead upper volume. Our lighting schemes work in four layers: architectural coves washing the double-height wall so the stone or timber glows evenly top to bottom; the central decorative piece in the void; task and accent lighting at human height — picture lights, table lamps, integrated shelf lighting; and finally the mezzanine edge, which we always light from below with a concealed LED reveal so the upper floor appears to hover after dark.

Daylight receives the same rigor. Full-height glazing on two levels is glorious and punishing in equal measure in the Gulf climate; solar gain through a west-facing curtain wall can overwhelm any cooling system by August. We specify motorised sheer-and-blackout tracks recessed into the ceiling at both levels, controlled on a single Lutron scene, and — on the harshest elevations — a fine external-grade solar mesh that cuts heat while preserving the skyline. Automated control is essential rather than indulgent here: nobody should climb a stair to close a blind nine metres up.

5- Materials that survive the climate and flatter the light

Dubai light is fierce, white, and unforgiving of cheap finishes. Our material palette for duplex work leans on provenance and depth: honed rather than polished marble on floors, because honed surfaces scatter the glare instead of bouncing it; oiled European oak and walnut, kiln-dried and acclimatised on site for a minimum of two weeks before installation, since tower interiors run dry under constant air-conditioning; natural fibres — linen, wool, silk-blend velvets — that breathe; and metals in brushed or burnished finishes, never mirror-bright, so the fingerprints of daily life disappear.

Where the brief allows, we bring in the artisanal layer that separates a designed residence from a furnished one: hand-knotted rugs sized to the room rather than bought off the roll, Venetian plaster applied in seven coats, marquetry doors, a majlis ceiling in carved and gilded gypsum executed by craftsmen we have worked with for years. These are the details a visitor may never consciously register — and the ones an owner never stops enjoying.

6- Duplex, penthouse, or lateral apartment: choosing your typology

Clients often arrive comparing the three, and the honest answer is that each rewards a different life.
