Generous plots, ceilings above three metres and plans drawn for large, multi-generation households: a step-by-step guide to villa renovation in Khalifa City, from reworking the reception and family wings to kitchens, bathrooms, services, facades and the approvals that keep the project on track.
Khalifa City grew up along the highway between the capital and Dubai, first developed for Emirati families and now home to a large, varied community close to Abu Dhabi International Airport, Yas Island and Al Raha Beach. Its original sectors have since taken new names, with Khalifa City A keeping the Khalifa City name, Khalifa City B becoming Shakhbout City and New Khalifa City becoming Zayed City.
Many of the area's villas now reach the age of a full renovation. Their structures and plots remain their greatest assets, while their kitchens, bathrooms, services and layouts reflect the way families lived when they were built. The steps below follow the order our designers use on a Khalifa City villa, with the details that suit the area's homes.
Standalone Villas and Gated Communities
Khalifa City holds two kinds of villa, and each sets a different renovation brief. Standalone family villas on individual plots across the original sectors usually carry a guest wing with its own entrance, a family core deeper in the plan, a show kitchen with a service kitchen behind it and bedrooms over two floors, often with staff quarters and a separate majlis building in the garden. Owners of these homes enjoy wide freedom in the layout, within DMT's permit rules.
Gated communities bring their own guidelines. Golf Gardens, developed by Aldar near Abu Dhabi Golf Club, holds 395 homes, with four to six-bedroom villas of about 3,600 to 5,700 square feet and three to four-bedroom townhouses. Al Forsan Village offers larger duplex villas of up to around 9,700 square feet with private gardens and maid's rooms. In both, external changes follow the community's design rules and every project needs the community management's approval.
1. Survey the Villa and Map the Sun
A renovation in Khalifa City starts with a full survey of the structure, services and glazing. Our team checks slabs, roof waterproofing, air conditioning units and ducts, the electrical board, water tanks and supply pipes, and records which rooms take the punishing afternoon sun and which stay cool. Those findings decide where each room belongs in the new plan, and our villa renovation guide for the capital covers the survey and the wider sequence in more depth.
2. Rework the Reception Wing
The majlis remains central to a Khalifa City home, and most renovations refresh it in place. Perimeter seating along three walls, a stone feature wall with a calligraphy panel or a linear fire, a decorative gypsum ceiling with a concealed cove and a guest washroom close by give the room its formality. Separate majlis rooms for men and women, each with its own approach, suit larger families, and a garden majlis building often gains new air conditioning, lighting and a small serving pantry.
Upholster seating in a performance velvet above 40,000 Martindale rubs, allow 1800 to 2200 mm between facing sofas and hold the seat at around 420 mm. Honed marble or travertine floors with a contrasting border give the room weight without adding glare.
3. Open the Family Core
The family living area gains the most from a renovation. Older villas often divide it into a formal living room, a family room and a separate dining room, each used at different times of day. Combining the family room and dining area, opening them to the show kitchen and connecting the whole space to the garden through wider glazed doors creates the gathering room most families now ask for.
Ceilings above three and a half metres in many Khalifa City villas allow feature ceilings with concealed coves, tall media walls in stone or fluted timber and chandeliers scaled to the room. A calm palette in oak, linen and pale stone keeps a large space light, and the Nordic-inspired approach in our article on a Khalifa City family villa interior shows how that register adapts to the area's strong sun.
4. Rebuild the Kitchens
Khalifa City villas usually carry two kitchens, and both deserve attention. The show kitchen facing the family room takes a stone island with seating, integrated appliances, a coffee station and full-height storage with lacquered or veneered fronts. The service kitchen behind it takes a high-extraction hood ducted outside, a large gas hob, a quartz or sintered stone worktop that resists heat and spice stains, and a direct route to the staff entrance and the garden.
Allow 1100 to 1200 mm between the island and the run behind it, and plan a walk-in pantry beside the service kitchen for bulk storage. New kitchens are the right moment to renew the drainage and gas lines, which in older villas often need replacing.
5. Renew the Bedroom Floor and Bathrooms
Bedrooms in older villas often have small bathrooms and limited storage. Merging a secondary bedroom into the principal suite creates a walk-in dressing room and a larger bathroom, while other bedrooms gain full-height wardrobes and en-suite bathrooms rebuilt in porcelain slab or marble, with wall-hung vanities, frameless glass and linear drains. Our bathroom design service details each room from waterproofing to the final fittings.
A ground-floor suite for an elderly parent, with a level-access shower, grab rails finished to match the fittings and a direct route to the family room, suits many multi-generation households, and a home lift linking all floors adds comfort for years ahead.
6. Upgrade the Services and Comfort
Services decide how the renovated villa feels every day. New high-efficiency air conditioning with zoned controls, rewiring back to a distribution board sized for modern loads, PPR supply pipes in place of older lines, renewed roof and wet-room waterproofing and a smart home system for lighting, blinds and climate give the villa a long, reliable life.
Khalifa City's position close to the airport makes acoustic comfort worth planning. Replacing older windows with thermally broken frames and laminated acoustic double glazing cuts both noise and heat gain, and adding insulation above top-floor ceilings keeps bedrooms cooler through the summer.
7. Refresh the Facade and Extend Where Needed
A renovated interior deserves a refreshed exterior. Replacing tired plaster with limestone or GRC cladding, adding shaded entrances and pergolas, upgrading boundary walls and gates, and repainting in a calm, warm palette lift the whole villa from the street. Gated communities such as Golf Gardens and Al Forsan Village set the colours and materials allowed for external changes.
Extensions of up to 25 square metres, along with pools, canopies and shade structures, fall under DMT's minor works process through a licensed contractor, while larger extensions and structural changes follow the full building permit route with stamped drawings.
8. Bring the Garden Into Daily Life
Khalifa City's generous plots give families room for a full outdoor programme. A shaded outdoor majlis for cooler months, an outdoor kitchen and dining terrace, a pool with a sun shelf, play space for children and planting that softens the boundary walls turn the garden into part of the home. Drip irrigation, low-level lighting and outdoor fabrics rated for sun keep the garden practical year-round.
9. Plan the Programme and the Approvals
A typical full renovation of a Khalifa City villa runs six to nine months on site, with design and approvals adding eight to twelve weeks beforehand, while a refresh of selected rooms takes two to four months. Most families move out for a full renovation, and larger villas sometimes renovate in phases, starting with the bedroom floor. Community approvals in gated developments, DMT permits for structural or service work and early ordering of stone and joinery keep the programme on time.

Villa Renovation in Khalifa City: Frequently Asked Questions
Do I need a permit to renovate a villa in Khalifa City?
Non-structural changes, interior finishing and extensions of up to 25 square metres usually follow DMT's minor works process through a licensed contractor. Structural changes, larger extensions and new services follow the full building permit route, and gated communities such as Golf Gardens and Al Forsan Village add their own approvals.
How long does a Khalifa City villa renovation take?
A full renovation typically runs six to nine months on site, with design and approvals adding eight to twelve weeks. A refresh of selected rooms usually takes two to four months.
Can I open the kitchen to the family room in my Khalifa City villa?
Yes, in most cases. Combining the family room, dining area and show kitchen into one space is one of the most requested changes, with the service kitchen kept behind for heavy cooking. Structural walls need an engineer's design and a permit.
How can I reduce aircraft and road noise in my villa?
Replace older windows with thermally broken frames and laminated acoustic double glazing, seal gaps around frames and doors, and add soft finishes such as upholstered panels and heavy curtains in bedrooms.
Which rooms should I renovate first?
Kitchens, bathrooms and the services behind them usually come first, since they affect daily life most and need the most disruptive work. The majlis and family core follow, with the facade and garden completing the project.
